The country’s largest “green” shopping center benefits from historic and LEED designations

When it opens in 2009, the four-story, 272,000 square-foot Green Exchange in Chicago, will become the country’s largest shopping center featuring only sustainable products and services. The 95-year-old building is currently being retrofit to LEED Platinum standards.

Green Exchange tenants will benefit from lower costs in two ways. First, the energy efficient building will reduce utility costs. But the building also benefits from Class L assessment legislation. Green Exchange has worked closely with landmarking organizations, and has received historic landmark recognition from the Commission on Chicago Landmarks and the National Park Service. Because of these designations, the building is eligible for a Class L property tax incentive, which may lower property taxes by 58 percent, leading to lower tenant costs.
